Roofing FAQs for Huntsville Homeowners

Repair or Replace
How do I know whether I need a roof repair or a full replacement?
Repair fits limited damage on an otherwise sound roof: a few lifted shingles, failed flashing, or a single leak. Replacement deserves a hard look when leaks keep coming back, wear is widespread (curling, cracking, bare patches), the decking is soft, or the roof is near the end of its life. A written assessment of the whole roof, with both options priced, is the dependable way to decide. Read our repair vs. replacement guide.
How long should a roof last in East Texas?
Heat, humidity and storms are hard on roofs. Asphalt shingles commonly last roughly 15 to 25 years here, with premium products sometimes reaching 25 to 30. Metal roofs commonly last 40 years or more, and tile 50 or more. Installation quality, attic ventilation and storm history matter as much as the material. See old roof replacement.
How long does a roof replacement take?
Many average-size asphalt shingle roofs take one to three days of work once the crew starts. Large, steep or complex roofs, metal, tile, flat roofs and hidden deck repairs take longer, and rain can push days back. Ask for a start window and expected duration in your written proposal. More in what to expect during a roof replacement.
Can new shingles be installed over the old ones?
Building code can allow one overlay in limited cases, usually when there is a single existing layer lying flat on a sound deck. Most roofers still recommend a full tear-off because it lets the crew inspect and fix the decking, and an overlay can affect warranty coverage. Ask any contractor who proposes one to explain why in writing.
What happens if the crew finds rotted decking after the old roof comes off?
Decking can't be fully judged until the old roof is removed, so some replacement is a known possibility. A good estimate states a unit price for replacement decking (for example, per sheet) before work starts. Any extra decking should be approved by you through a written change order, ideally with photos of what was found.
Cost and Estimates
What affects the cost of a roof replacement?
Roof size and pitch, the number of valleys, dormers and penetrations, the material you choose, how many old layers must come off, the condition of the decking, flashing and ventilation details, permit and disposal, and access to the home. Two similar houses can price very differently. See what affects roof replacement cost in Huntsville.
What should a written roofing estimate include?
The scope of work, the material brand, product line and color, tear-off and disposal, underlayment, flashing, vents and drip edge, the decking replacement price, permit handling, cleanup, payment terms, a start and finish window, warranty terms, and proof of insurance. Vague one-line estimates are hard to compare and hard to enforce. Use our estimate comparison checklist.
Should I get more than one roofing estimate?
Yes. Two or three itemized estimates show you what a fair scope looks like and which proposals leave things out. Compare what is included, not only the bottom-line number. The lowest total is often the one that skips tear-off, flashing, or deck repair.
How do I request an estimate?
Use the estimate form or call (936) 303-3405. Tell us your address, roof type and age, and any leaks or recent storms. Photos of the damage or the ceiling stain help us understand what you are dealing with.
Leaks, Storms and Insurance
What should I do first if my roof is leaking?
Keep people safe, contain the water with buckets and plastic, move belongings, photograph the damage, and stay off a wet roof. If a ceiling light fixture is wet, turn off that circuit at the breaker. Then arrange temporary protection or a repair. See emergency roof repair and what to do right now.
Why isn't my ceiling stain directly under the damaged part of the roof?
Water often runs along the underlayment, decking and rafters before it drips through the ceiling, so the stain can sit several feet from the actual entry point. That is why a leak is traced from the roof surface and attic, not just the stain. Read common causes of roof leaks.
What should I do after hail or a major storm?
Look for visible damage from the ground, photograph it with dates, avoid climbing onto the roof, protect against further water entry, report the loss to your insurer, and schedule an inspection. Details in what to do after hail or storm damage.
Does homeowners insurance cover hail and wind damage to a roof?
Many Texas policies cover sudden wind and hail damage, but terms vary. Look for a separate wind and hail deductible (often a percentage of your dwelling coverage), whether the roof is paid at replacement cost or actual cash value, and exclusions for wear and neglect. Your insurer makes coverage decisions, and nobody can promise approval in advance.
Can a roofer handle my insurance claim for me?
A roofer can inspect the roof, document damage, provide a repair or replacement estimate and do the work. In Texas, contractors generally cannot act as your public adjuster or negotiate the claim for you, and they cannot waive or pay your deductible. The claim itself is between you and your insurer. See our Texas roof insurance claim guide.
Materials and Roof Types
Is a metal roof better than asphalt shingles?
Neither wins for every home. Metal usually costs more upfront and lasts much longer, while asphalt shingles cost less and are easier to repair and match. Climate, budget, how long you plan to stay and your insurer's views on impact resistance all matter. Compare them in metal vs. asphalt shingles.
Are metal roofs noisy in rain or hail?
On a solid deck with underlayment and an insulated attic, a metal roof is generally no louder than other roofs indoors. Hail can dent thinner panels, though the damage is often cosmetic. Impact-rated products exist, and some insurers offer discounts for them, so ask. See metal roof replacement.
Can a flat or low-slope roof be repaired, or does it need replacing?
Often it can be repaired if the problem is local, such as a failed seam, a puncture or flashing at a wall. Standing water that lasts for days, saturated insulation or widespread membrane failure usually points to replacement. Drainage has to be assessed either way. See flat roof replacement.
Inspections, Permits and Hiring
How often should my roof be inspected, and what does an inspection include?
Many owners inspect once a year, after severe weather, and before buying or selling a home. An inspection covers the roof surface, flashing, penetrations, drainage and visible signs from the attic, ideally with photos and written findings. It cannot see everything, so ask what was and wasn't checked. See roof inspection.
Do I need a permit to replace my roof in Huntsville?
Many full reroofs require a building permit, and rules can differ inside and outside city limits. Confirm current requirements with City of Huntsville Development Services before work starts, and ask your contractor who will pull the permit and when.
What warranties should I expect, and what else should I check before hiring?
Ask for two warranties in writing: a workmanship warranty (installation errors) and a manufacturer warranty (material defects). Also ask for proof of liability insurance, local references and a physical business address. Texas does not issue a state roofing license, so these checks matter. Use our hiring checklist.
