Get two or three written estimates
More than one estimate shows you what a complete scope looks like. A proposal that costs much less is often missing something: tear-off, flashing, deck repair or cleanup.
What each estimate should itemize
- Total scope: tear-off, disposal, installation, cleanup
- Material brand, product line and color
- Underlayment, drip edge, flashing, vents and ridge details
- Decking replacement unit price and how extra work is approved
- Permit: who pulls it and who pays
- Payment schedule
- Start window, expected duration and rain-delay policy
- Workmanship and manufacturer warranty terms
Questions worth asking every contractor
- Can I see proof of general liability insurance? Is workers' compensation covered?
- Do your own crews do the work, or subcontractors?
- What is your local address, and can I see recent local references?
- Who handles the permit and inspection?
- What happens if the deck needs repair?
- How do you protect landscaping, and how do you clean up (including magnetic nail sweeps)?
- What exactly is covered under the workmanship warranty, and for how long?
- Will you provide a lien waiver when I make final payment?
Licensing in Texas
Texas does not issue a state roofing license, so verification comes down to insurance, references, local reputation and any city requirements. Voluntary trade-association membership can be a positive signal but is not a license. Ask City of Huntsville Development Services what contractor requirements apply.
Why lien waivers matter
If a contractor does not pay a supplier, the supplier may be able to place a lien on your property in Texas. Asking for lien waivers or releases at final payment is a reasonable protection.
Red flags
- Pressure to sign today or a deal that expires tonight
- A big deposit or full upfront payment
- A one-line estimate with no materials or scope
- Cash-only, no insurance or no local address
- Offers that depend on your insurance claim being approved
Compare apples to apples
Lay the estimates side by side and mark what is included in each. Then call the contractor who is missing items and ask whether they were left out on purpose. Related: what drives roof replacement cost and request an estimate.
