Tile Roof Replacement in Huntsville, TX

Tile is heavy and installation-sensitive. Often the tiles outlast the underlayment beneath them, so replacement can mean lifting tile, renewing the underlayment and reinstalling or replacing.

On a tile roof, the tiles shed most of the water but the underlayment underneath is the layer that actually keeps the house dry, and it ages faster than the tile does. Many tile replacements are really underlayment replacements with the sound tiles lifted and relaid. Tile is also heavy, so the structure has to be confirmed before a heavier tile replaces a lighter one.

How it works, step by step
- Tiles are sampled and the underlayment condition is checked at edges and valleys, where failures start.
- Sound tiles are lifted and stacked for reuse, failed underlayment and battens are replaced, and flashing is renewed.
- Tiles are relaid with new and matched replacements where needed, and ridges and hips are finished to shed water properly.
Repair the underlayment or replace the whole tile roof
Many tile roofs only need the underlayment renewed, which is major work but keeps sound tiles in service, covered under roof repair when the area is small. Full replacement makes sense when tiles themselves are spalling, slipping or no longer made in a matching profile.

Frequently asked questions
Can tile be reused?
Sometimes, if it is sound. This needs inspection.
Is tile common in East Texas?
It is less common than shingles; confirm the contractor's tile experience.
Do all the tiles have to be replaced with the underlayment?
Not always. Sound tiles can often be lifted carefully and relaid over new underlayment, while cracked or spalling tiles are replaced to match as closely as possible.
How long do tile roofs last in Texas?
The tiles can last 50 years or more. The underlayment under them usually needs renewal long before that, which is the real maintenance cycle of a tile roof.
Are tile roofs too heavy for my house?
They are heavier than shingles, so a structure check matters before switching from a lighter roof to tile. Houses built for tile are designed for the load.
Can broken tiles just be swapped out?
Individual tiles yes, and it is worth doing promptly, because a missing tile exposes the underlayment to sun and shortens its life.
