Before the crew arrives
- Sign a written proposal with scope, materials, schedule and payment terms.
- Confirm who handles the permit.
- Move cars out of the driveway and clear space around the house.
- Take down wall hangings and move fragile items in the attic and upper rooms, since hammering vibrates the house.
- Secure pets and let neighbors know about the noise.
Tear-off and deck inspection
The crew removes the old roofing and underlayment and inspects the deck. Rotted or damaged boards get replaced. This is where a pre-agreed decking price and a written change order protect you. See estimate comparison.
Installing the new roof
- Drip edge and underlayment go on first to protect the deck.
- Flashing goes around chimneys, walls, valleys and penetrations.
- Shingles, metal panels or other roofing are installed to the manufacturer's specification.
- Ridge and ventilation are finished last.
How long does it take?
Many average-size asphalt shingle roofs take one to three days of work. Larger, steeper or complex roofs, metal, tile and flat roofs, and surprise deck repair take longer. Rain can delay work, and a good contractor keeps the roof dried in when weather threatens.
Cleanup and walkthrough
Ask for a magnetic sweep of the yard and driveway for nails, removal of all debris and a final walkthrough with you. Make sure open items are written down before you make the final payment.
After the job
- Get your warranty paperwork and keep invoices and photos.
- Ask for lien waivers at final payment.
- Check the attic after the next heavy rain.
